The Evansdale Municipal Housing Authority (EMHA) partners with HUD to provide housing assistance for eligible residents.

Preferences
You may be eligible to apply if you meet ONE of the following:
- You are 62 years old or older.
- You live or work within the Evansdale IA city limits.
- You currently are approved for or are recieving SSI or SSDI.

Section 8 Housing Choice Vouchers
Section 8 Housing Choice Vouchers help eligible families rent safe, decent, and affordable homes in the private market. Participants pay a portion of their income toward rent, and EMHA pays the remaining approved amount directly to the landlord.
Project-Based Vouchers
Project-Based Vouchers provide rental assistance that is tied to specific properties in and around Evansdale. When a family moves into an approved unit, the subsidy stays with that unit as long as it remains under contract and program rules are met.
Other Housing Options
EMHA may share information about other local and partner-based housing resources, such as senior housing, accessible units, or specialized programs. Availability changes over time, and details are provided when openings or referrals are available.
Section 8 Waiting List Updates
EMHA opens the Section 8 Housing Choice Voucher waiting list as funding and capacity allow. When the list is open, we post announcements with instructions on how to apply and the timeframe for accepting applications. The WAITLIST IS CURRENTLY CLOSED with preferences.
Project-Based Voucher Opportunities
From time to time, Project-Based Voucher units become available at specific properties. These opportunities are advertised with information on location, eligibility, and how to be considered for an available unit.

Eligibility Criteria

Eligibility for EMHA housing programs are based on federal rules and local policies. The following are general factors that are typically considered:
Income Limits
- Household income must fall within established HUD income limits for the area. Limits vary by program and household size.
Household Size and Composition
- The number of people in your household and their relationship to one another are reviewed. Units must be appropriately sized for the household.
Citizenship/Immigration Status

At least one household member must be a U.S. citizen or have eligible immigration status, as defined by HUD. Documentation may be required to verify status.
The EMHA will require you to provide Social Security Cards for all household members and a CURRENT ID Card for all household members 18 yrs and older.
Background and Screening
- EMHA may review rental history, criminal background, and previous participation in housing programs. Certain criminal or program violations may affect eligibility, as allowed by law.
Final eligibility decisions are made by the Evansdale Municipal Housing Authority in accordance with HUD regulations and federal, state, and local guidelines.

How do I know if a waiting list is open?
EMHA announces waiting list openings on our official website, in local newspapers, and through our community partner agencies throughout Evansdale and Black Hawk County.
What if I move or change my phone number or email?
It is critical to notify EMHA of any changes to your contact information immediately. Please submit updates in writing to ensure you receive all important notices regarding your status.
What if I need help completing an application or forms?

What happens after I apply?
Your application is reviewed for preliminary eligibility and placed on the waiting list. Applicants are notified in writing by mail or email regarding their current status.
Does applying guarantee that I will receive assistance?
No, applying does not guarantee assistance. Eligibility is ultimately determined by HUD regulations, available funding, and the Authority's established guidelines.
